Terms and Conditions

By making your Booking with us, you confirm that you have read and accepted our Terms and Conditions.

1. Your Booking

Before submitting your Booking, you will be presented with details of the total rental charges, as per our published price list, payable for your approved Booked Dates. 

1.1 We currently accept payment by means of Bank Transfer.

1.2 There is an additional 10% charge if you opt to pay us by using PayPal.

1.3 Please contact us by email, if you would like to amend your Booked Dates. Changes in dates are subject to availability as confirmed by the property owners.

 

2. Your Obligations

2.1 You agree that smoking is strictly not permitted in the property and its grounds.

2.2 You agree that you cannot take your pet into the property or its grounds.

2.3 You agree that no more than 4 guests, including children above the age of two, to stay overnight in the Property and its grounds.

2.4 You agree to keep and leave the property, its furnishings and equipment clean and in good condition and not to cause any damage to the walls, doors, windows or any other part of the property.

2.5 You agree to allow us, or any representative of ours, access to the property at any reasonable time during your stay for the purpose of essential repairs, in an emergency or to ensure you are complying with your obligations.

2.6 You acknowledge that if you deviate from your obligations as detailed in section-2, we can refuse to hand over the property to you or can require you to leave. We will treat any of these circumstances as a cancellation of your Booking by you and we shall be under no obligation to refund you for any fees already paid to us in those circumstances.

 

3. Cancellation Policy

3.1 Cancellations due to government public health measures for Covid-19:

3.1.1 If you have to cancel your booking because UK or Scottish government public health measures imposed as a result of the covid-19 pandemic mean it is unlawful to travel, we the owners offer you one of two options:

  • ​A full refund of the amount already paid by you.

  • Transfer your booking to a later date subject to availability - you will have to pay any difference in price if the cost of the new booking is higher or be reimbursed the difference if the cost of the new booking is lower.

3.1.2 You are obliged to contact us in order to assess your options​.

3.1.3 You are advised to take a holiday insurance policy that covers the event of having to cancel your booking as a result of testing positive for Covid-19 or having to self isolate. We offer no refund in such circumstances.

3.2 Cancellation by you for reasons unrelated to Covid-19 Pandemic:

3.2.1 You are entitled to a full refund of your payments if your cancellation date is at least 8 weeks away from your check-in date.

3.2.2 You are entitled to 50% refund of your payments if you cancel 6-8 weeks prior to your check-in date. 

3.2.3 You are not entitled to any refund if you cancel within the 6 weeks that precede your check-in date.

3.2.4 The cancellation date is the date we receive (by email or phone) your notification of your wish to cancel your booking.

3.2.5 Transfer of booking to a later date is subject to availability, balance adjustment and is at the sole discretion of the property owners.
